Termites eat wood from the inside, so by the time you see them the damage is usually already done. We inspect first, tell you what we find, and recommend the right treatment, not the most expensive one.

What termites are, and why they’re a problem here
Termites are small, pale insects that live in colonies and feed on wood and other materials containing cellulose. A mature colony can have thousands of members working around the clock, out of sight inside walls, floors and soil.
Dubai’s irrigated gardens, leaking pipes and cooled buildings give them the moisture and warmth they need. Villas with gardens are most at risk, but apartments, offices and warehouses get them too.
Warning signs to look for
- Mud tubes. Thin earthen tunnels running up walls, foundations or pipes.
- Hollow-sounding wood. Tap a door frame or skirting. If it sounds papery, something is eating it.
- Discarded wings. Small, equal-sized wings near windows after a swarm.
- Frass. Tiny pellets that look like sawdust under furniture or wood.
- Sticking doors, bubbling paint or warped skirting with no other explanation.
The termites we deal with
Subterranean termites
Live in soil and travel to buildings through mud tubes. The most destructive type and the usual cause of structural damage.
Drywood termites
Live inside the wood they eat, including furniture, door frames and false ceilings. You may only see small piles of frass.
Residential and commercial
Villas, apartments, offices, warehouses and retail units. Each needs a different approach, which is why we inspect first.
What termites actually damage
Termites rarely show themselves. They hollow out wood and leave a thin outer layer, so the damage looks fine until it fails.
Wood and furniture. Door frames, skirting, wardrobes, kitchen cabinets and bookshelves can be eaten from the inside.
Clothes and fabrics. Termites also feed on cotton and other plant-fibre fabrics, so clothes, curtains and bedding stored in wardrobes can be damaged.
Documents and precious items. Books, papers, cardboard boxes, photos and wooden keepsakes are all cellulose, which means stored valuables can be ruined without you noticing.
Hidden structural risks. Timber supports, false ceilings and flooring can weaken without any visible sign.
Mud tubes and moisture. Tubes along foundations and walls are a sign they are moving between the soil and your building.
Cost of waiting. Repairs cost far more than treatment. Early action means fewer replacements.
Where we check first
Door and window frames, skirting boards, built-in wardrobes, false ceilings, garden walls, planters and irrigation lines, and the base of exterior walls. Spotted something? Send a photo on WhatsApp.
Choosing the right treatment
Termite control isn’t one product. The right method depends on whether the building is new or standing, and whether termites are already inside. These are the three we offer.

Pre-construction treatment
Applied to the soil before the slab is poured, creating a barrier under the building. For new villas and buildings in construction.

Post-construction treatment
For buildings that are already standing. We treat the soil around and under the structure, plus affected wood, to stop an active infestation or protect against one.

Termite baiting systems
Bait stations around the property that termites feed on and carry back to the colony. They are also checked regularly, so new activity gets caught early.
Soil inspection and soil treatment
Most termites that damage buildings in Dubai live in the soil and reach the structure through it. That is why soil is where good termite control starts, and why we check it before we recommend anything.
Soil inspection. We check the soil around the foundation, planters, garden edges, irrigation lines and slab joints for mud tubes, moisture and signs of activity. We also look at how water drains near the walls, because damp soil attracts termites.
Soil treatment before construction. For a new villa or building, an approved termite treatment is applied to the soil in the excavation, under the slab and along the foundation, before concrete is poured. It forms a continuous barrier under the building.
Soil treatment on a standing building. We treat the soil around the outside of the structure. Where the ground is covered by concrete, tiles or paving, we drill small holes at planned points to reach the soil beneath, then seal them again.
After treatment. We explain what was treated and where, and what to avoid, such as digging into the treated soil or piling mulch against the walls.
Not sure which one?
Building a new villa? Ask about pre-construction treatment. Already seeing termites? You need post-construction treatment. Want ongoing monitoring around a garden or large plot? Add baiting. The inspection tells us which, and we’ll explain why.

- Targeted treatmentApplied only where it’s needed, using approved products.
- Monitoring and follow-upWe recheck to make sure the activity has actually stopped.
Prevention after treatment
Termites follow moisture. Fix leaking pipes and AC drips, keep soil and mulch away from exterior walls, store wood and cardboard off the ground and have a yearly inspection if you live in a villa with a garden. For buildings and facilities, ask about a pest control contract.
Yearly pest control contract (AMC)
Prefer to stop worrying about it? Our Annual Maintenance Contract plans include monthly pest control visits, quarterly reviews and a yearly pest control report, for homes, restaurants, offices and buildings across Dubai and Sharjah. For villas and buildings, regular termite checks catch new activity early, before it reaches the wood.

Questions people ask
Do you treat the soil for termites?
Yes. We inspect the soil around and under the building first. If it needs treatment, we apply an approved termite treatment to the soil, before construction on new buildings, or around the structure on existing ones.
What’s the difference between pre- and post-construction treatment?
Pre-construction is applied to the soil before a building is finished, to create a barrier under it. Post-construction is for buildings already standing, either to stop an active infestation or to protect against one.
How do I know if I have termites?
Look for mud tubes on walls, hollow-sounding wood, discarded wings, sawdust-like frass, and doors or skirting that suddenly stick or bubble.
Is it safe for children and pets?
We use approved products applied by trained technicians, and we explain beforehand what to cover or move and when it’s safe to return.
How long does treatment take?
It depends on property size and method. After the inspection we tell you how long the job will take before we start.
How much does termite control cost?
It depends on the treatment type, property size and how far the infestation has spread. Send us a WhatsApp message and we’ll quote before we start.
Do you offer a yearly contract for termite control?
